This dwelling is one of two new homes on an urban street-to-alley lot in the heart of Magnolia. Each home responds to the scale of the surrounding neighborhood and sloped lot, and is thoughtfully oriented to balance views, light, and privacy. Pockets of dynamic outdoor spaces flow into interior spaces. Dense, native plantings are anchored by several trees that will provide screening and shade in the summer and bright color in the fall as they mature, and a generous bioretention planter collects and filters runoff.

The street facade steps back from 31st Ave W, creating an outdoor living room in the east-facing front yard. The entry is pushed in and lined with windows, giving the adjacent rooms (kitchen, entry hall, office) overlapping views of each other and back out to the front garden. Interior spaces are organized around a floating steel stair core with vertical slats that define each space while maintaining connection between family members. Full height windows at the main floor provide views to the garden and sliding doors access a series of outdoor living spaces. At the upper floor, vaulted ceilings and generous windows bring in light throughout the day, and capture territorial views to the south and west.
